How this is calculated
Cost = built-up area × rate for the finish level you choose. The rates are pre-filled with typical 2026 contractor rates and you can overwrite them with a local quote.
Architect, approvals and contingency are added as percentages on top. The result is shown as a ±10% range because site conditions, soil and design change the final number.
Material quantities use widely used thumb rules per sq ft of built-up area for an RCC framed house: cement 0.4 bag, steel 3.5–4.5 kg, sand 1.8 cft, aggregate 1.35 cft and 8 bricks.

What is included in the per sq ft construction rate?
Structure, masonry, plastering, flooring, doors and windows, electrical and plumbing, painting and basic sanitary fittings. Land cost, compound wall, borewell, interiors, modular kitchen and furniture are not included.
How accurate is this estimate?
It is a planning estimate, usually within 10–15% of contractor quotes for a standard design. Soil conditions, basements, cantilevers, premium brands and labour rates in your city can move the cost outside that range.
How long does it take to build a house?
A 1,200–2,000 sq ft independent house typically takes 6–10 months from foundation to handover, depending on floors, weather and how quickly finishes are decided.
