Each row = area × rate for the chosen scope: Refresh (paint, fixtures, small repairs), Mid-range (new flooring or tiling, electrical and plumbing upgrades) or Premium (full strip-out and designer finishes).

A contingency of 10–15% is added because hidden damage — seepage, wiring, termites — is common once walls and floors are opened.
