Property Buying Cost Calculator

The price on the brochure is not what you pay. Add stamp duty, registration, GST on under-construction homes, brokerage and legal fees to see the real cost and how much cash you need on day one.

Stamp duty and registration differ by state and city (and sometimes for women buyers). Enter your state’s current rates.

Total cost of buying—

How this is calculated

Stamp duty and registration are applied as percentages of the property value — enter your state's current rates (they differ by state, city and sometimes buyer gender).

GST applies only to under-construction homes in India: 1% for affordable housing and 5% for others (without input tax credit). Ready-to-move homes with an occupancy certificate carry no GST.

Cash needed on day one = down payment + all charges. The loan covers the rest and the EMI is calculated on it.

Frequently asked questions

Can the home loan cover stamp duty and registration?

Generally no — banks lend against the property value, so stamp duty, registration and other charges usually come from your own funds.

How much down payment do banks need?

Typically 10–25% of the property value depending on the loan size and lender.

Estimates are for planning only. Prices vary by city, brand, design and site conditions — get itemised quotes before you commit.
